FAQs
Mortgages — what people ask
What's the lowest mortgage rate I can actually get?
Today's published rates start near 6.49% for 30-year fixed loans, but require a 740+ FICO, 20% down, and a conforming loan amount. Most borrowers land 0.25–0.50% above the headline rate.
How much down payment do I really need?
Conventional loans go as low as 3% down (with PMI). FHA loans accept 3.5% down with a 580 FICO. VA and USDA loans are 0% down for those who qualify. 20% down avoids PMI on conventional loans.
Should I refinance now or wait?
Refinance when the new rate beats your current rate by at least 0.75% AND you'll keep the loan long enough to recoup closing costs. Use our calculator to find your break-even month.
What's the difference between APR and interest rate?
Interest rate is what you pay on the loan principal. APR includes the interest rate plus most fees (origination, points, mortgage insurance) expressed annually. Always compare APR, not just rate.
Do I need to use a mortgage broker?
No — you can apply directly to lenders. Brokers earn a commission and shop multiple lenders for you, which can save time but may add cost. Going direct works well if you're comfortable comparing 3–5 lenders yourself.
